At Modera Raleigh Hills, one-time fees include a security deposit of $600 as well as a $64.50 application fee. There are also monthly fees, which include a Resident Liability Program for $15, trash pickup for $13.75, and parking fees of $80 for uncovered spaces, $100 for covered spaces, and $200 for a single-car garage. Additionally, pet rent is $75.

To make this as convenient as possible, there are several ways to pay rent. Our favorite is through the Resident Portal or Resident Portal Mobile App. Visit the community website and select 'Residents' to login and submit your payment. You can also download the Resident Portal Mobile App on your favorite Android or Apple device to pay your rent. We also accept e-check, MoneyGram, and credit card payments (service fees may apply).

With Flex, you choose when and how you pay rent. Each month, Flex splits your rent into two payments: you pay part of your total rent up front and finance the rest with a Flex credit line. You have the flexibility to choose your second payment date to better align with your finances.

Rent is due on the first of the month, with a grace period extending to the third day of each month. Late fees will start on the fourth day of each month.
